Problem is I am reliably informed we have a housing crisis in this country meaning that prices are going crazy, so as shoddy as some of them can be, they are a necessary evil. Doesn't excuse ridiculous stuff like that however.

We looked at a couple earlier in the year. They were all Taylor Wimpy and looked decent enough if you got them without the render. Garden wasn't huge but was bigger than what we have in our current rental, interior was nicer than what they were churning out 10 years ago. They just didn't seem particularly great value, and I didn't fancy handing over our deposit 9 months before it was built.

Thing is if new builds are so universally terrible, surely there would be a gap in the market for a company to build them like they used to? Preferably with a proper sized garden?

Believe it or not, the smaller gardens are being pushed by the planning authorities who want higher density housing and to encourage less "unnecessary" water use.

I don't think new builds are universally terrible, but the 80/20 rule applies. My main gripe with the ones around here is tedious design and stupid planners who haven't built the necessary infrastructure rather than innate quality issues (although I'm sure lots are indeed crap).

Why would you not have a gutter? Some sort of fashion bollocks?

This is a house near me. Maybe five years old and this pick on Streetview is from 2019. You can see streaks starting by the bedroom windows here. Today the whole front and side walls are just a giant stain, its like the house peed itself. I actually thought the problem was with the render, but apparently its just the water runs off the roof, overwhelms the tiny gutter and pours down the house. And all for a fairly dubious aesthetic benefit (I like modern house design, but I like modern house design that actually works as a house a lot more).

It shocks me how they didn't just buy the guttering and paint it white. Odd choice.

All you need is to pay very cheap rent from your parents, have your parents give you a second job, have your parents give you a car, save every penny you can, buy a house with inside knowledge from the job you work at, then rent it out at market rate to people who'd like to buy a house but can't afford to, and use the proceeds to buy more houses.

That's all you have to do. Just be like him. A tosser. I wonder if we'll see another article in five years complaining that nobody is paying rent on his houses and he can't sell them.

I don't really see much risk there tbh @Wij - yep, it's leveraged, but if the shit hits the fan he can always liquidate one of the liabilities (for that's what they are until they're paid off) to free up cash.

Married? I was pretty well off in my 20's, couple of contracts in Middle East and Far East in the early 90's. Had about 30-40K cash in the bank. Marriage sorted all that out :)

This was the shit everybody was doing over here at the end of the Celtic Tiger and I know people who've only finally got their head above water in the last couple of years.

To be honest, being a small landlord isn't a particularly attractive proposition any more, most are only getting back 2-3% after all the insurances, maintenance and dodgy tenants. He's making it work because he's being subsidised in his outgoings by his parents.

I can't see a drop with a stack of negative equity happen with demand and supply the way it is but even if it does he just needs to sit tight and it'll sort itself out.

If he can pay the mortgages and cover the expenses then that's all that really matters.

Most kids pay nominal rent to parents. I left home at 18 and would never have gone back - and it looks like he's leaving for one of his doer-uppers and is going to turn it into a shared house and charge rent on rooms - which is eminently sensible.

On ROI - I'm well aware of the problems there too - but ultimately it's leveraged investment. He could put the deposit money into an ETF and hold it in an ISA and watch 20 grand grow at 6% - or he could leverage £120 grand, add value through work he'll do himself, watch house price inflation exceed inflation whilst having the mortgage paid for him.

In 20 years he'll be minted. Retire at 40. Do what he likes, rather than what he has to.

But he'll still be a cunt :)

I'd be surprised if he actually went to the papers, rather than one of the local journalists heard about his situation and asked him to comment. No doubt he could have been a bit more modest about it, but he's 22 - how many of us knew the word modesty at that age? :)

He's made a few sacrifices (social life) and taken on a few risks (the leverage) and if all goes well he'll get the rewards for it. Sounds to me how it should work really, just being a bit more humble wouldn't go amiss.

However compared to the "Gurus" on LinkedIn, who continuously tell us about what their day looks like - you know the 5am wakeup, 5:15 smoothie, 5:30 workout, 6am massive shit types - or frequently broadcast what new car/watch they've bought, he doesn't seem too irritating at all from that article.

I was pretty confused by that article as I thought it meant he was a pub landlord and he was telling people not to go out and drink.

When I needed a place to stay in Brighton many years ago, one of the rooms I saw was almost an identical situation. The guy's uncle had died, he had inherited about 50 grand, and had bought a fixer upper 2 story house, that had been converted into 2 separate units by the previous owner. Upstairs was 5 bedrooms, downstairs was 4 bedrooms. Downstairs was an unholy mess, but upstairs was in decent condition, so he lived there, rented out 4 rooms at 250 pounds a month, and used that money to fix the downstairs unit. He was towards the end of the renovations when I talked to him, so he made it clear room would only be available for 3 months, maybe 4, and that suited me fine. Then he would move his 3 long term tenants downstairs, and he would renovate the upstairs unit, and when that was done, he was going to combine the two units and sell the house. Then he was going to repeat the process until he was 35, at which point he would stop selling, and just live on the income from his renters.

Incidentally, I was his preferred tenant, but some German dude offered him an extra 100 quid a month, so I didn't get it.

I got a tea gift set with exact temperature ranges to pour water over tea at... Ain't nobody got time for that instant coffee it is
