Low and behold I sorted everything out and the landlord isn't content with moving out so soon (as he currently lives there) and may want to leave it a couple more weeks.

Even though yesterday the agreed date was 'ideal' for both of us; now apparently it isn't. The EA is going to get back to me next week but I'm going to fill out the forms on the other place I very much liked the look of. The lady there said they encourage putting 3-4 months on the rent in advance and they said a guarantor on top of that will secure it np.

Best thing - noone lives there and its run by a management entirely - so no landlord to deal with

Management companies are worse than a landlord mate. They have set budgets and try to deal with things as cheaply as possible, half the time not bothering to check with the landlord first to see if he would want better quality works done etc.

Also if you do not have a holding deposit on a place along with an offer confirmation, you have nothing.
