unless youre homeless you already have an adress so you can find a job, then update your details when youve moved.

why not? apply for any job that is applicable, then if you cant take it you turn them down fi youre offered. no skin off your nose is it?

I have a job guaranteed - that's the thing but the paper work won't be ready for a week or two. They want the info now, I've told them I can't provide it yet and I don't want them going 'well get back to us when you can,' because the bloudy property is still on the market.

cant see why that would be a problem. ive applied for jobs all over the country and they knew fine well i lived about 300 miles away from where the job is when ive been for interview.

Unless you live on the Moon or in Scotland, there'll be a canal within reach, so buy a boat and that's your address. Plus if the job doesn't work out, you can just go somewhere else.

A half decent second hand 7 foot wide narrowboat will only cost £30,000 or so.

Sorry I'm updating in snippets.

I will be living in the area full stop as I'm attending university there. I have over 8 grand worth of grants etc. coming, the property rent will cost a little over 2 grand for a 6 month tenant. I'm willing to lay down 3 months right this second so I would have to pay 1 grand or so with an income (from loans/grants alone) of 8 grand. I will have a job commending the day I get down there which has only been confirmed over the phone so far but i use to work for the same company down here and the guy said 'I will have some hours going for you np.' The lady however wants a fkin salary and everything.

It's frustrating because the flat is so affordable for me it is crazy but they have so many fkin regulations/references etc. its becoming such a hassle.

im still confused about why you cant accept a job and simply change your adress later.

if something goes tits up, you tell them sorry i cant accept it anymore bla bla. if it doesnt, then youve got a job.

The property is still on the market and can be taken by someone in those 1-2 weeks.

I dont know why that is a problem. by the sound of it youre definatley going there for uni or something, so you will end up in the area.

Get a temporary place to stay, ask the company to speed up the paperwork/ask for a paperwork for the renting guy, then notify the renter that you are 100% moving there etc.

It's not a problem, you just need to do some extra calls.

You're dealing with people and people understand, not machines.

You could also call the rent guy and say "i'll make a deposit right now as i'm confident i'm moving in".

sounds like youre just getting worked up then.

there is nothing to stop you taking a job and updating personal details at a later stage. or simply taking it and telling them to FO at a later date.

Yeah this sounds like it is easy enough to sort out. Call the company you are going to be working for and get them to put something in writing and explain why you need it. Tell them your acceptance of the job is dependant on it and that you will pick it up directly from their offices and then pop into the estate agents with proof of job offer.

If its only £2000 for 6 months then just pay it out of you savings up front? Pay yourself back so to speak once you get your grants/loans. As for the job, just give them your current address and change it once you have moved, that's what I did in the past when I moved away, likewise when I moved back 2 years ago The employer will understand, its not as if its a new concept :)

Is it proper student accommodation or did you go for a "real" place to live?

I can't do 6 months with the balance I currently have.

I can only reach 3, maybe 4 at a push (as obviously they want a deposit too - and the EA fees).

The job and the flat are separate.

Apply for a job and give your old address. If you have a job lined up you should be able to get the name and address of the person who will be your employer. The credit agency can then write a letter if they need to. You can estimate your number of hours per week and wage.

As you are a university student you will probably be paid per hour. Lets say you do 19 hours a week at £6 an hour for 40 weeks. That will give you an income of £4560 from this job. This is not very much to live on and you won't pass a credit reference test. However there should be space on the form to list other types of income and you can list your loans/grants. Given the rent on your flat is quite low this may be sufficient (without the extra income from your jobs) to pass the credit reference.

Also if you have paid the estate agents fees they should take the property off the market (they put a let agreed sticker on the advert) while the credit reference checks etc are done.

I haven't read all the posts, but a few things. If it's a credible agency then you should be able to put a holding deposit down to secure the property. You do not need a job to get the property, you are a student and can get your parents to act as guarantors for referencing purposes.

edit:// I've not been doing the estate agent thing long, but I believe if the agency is registered with the NLA or ARLA then they need to follow the guidelines. If you have a holding deposit on a property then it should be taken off the market. You can make a complaint against the agency if they have taken your money and not done this. ARLA will kick their arse and take away their accreditation if they are not following their guidelines. It sounds like a dodgy agency to me if that is how they are operating.

I don't think the Estate Agents are doing anything illegal as I haven't put down any cash yet but they are certainly diabolically awkward to work with.

Getting a 'real' place as a student isn't too favourable in their eyes. As mentioned before, are you not able to get a guarantor?

When renting out property I've never given the green light to students before the agent gets a 'worthy' guarantor's signature or in some odd cases, had the year's rent paid in full before moving in.

Bugz; accept the job using your old address details (you can update them later). Once you've accepted, get HR at EA to send you a job confirmation and you can use this for the new place.
