My tenancy agreement came through today!

I'm paying the deposit & first month rent on the day we move up, as agreed with the L.A. and bills will be changed on the same day :)

Huzzah!

P.S tris - those fees will be the only fees you pay to the L.A though, and if you apply for a place, pay the fees and you get rejected, afaik you get all of the fees back you paid.

theyve all confirmed at least that it will take it off the market untill i want to move in, which is good.

found what appear to be some nice places. couple have their own garden and a couple have a communal garden. some places have no kitchen appliances and others are fully fitted. a good range i think.

been speaking to my new employers. theyre giving me a relocation package apparently, which will involve paying the agent fees, so i can cross that off my list of factors :)

oh just remembered something bugz.
3 do a phone called the INQ. its 15 a month with unlimited internet, shit loads of calls and unlimited text. the thing is, you can plug that baby in to your pc and use it like a normal internet connection.
im going to get one my self as it would save a fortune not having to pay for more than one service. might be worth you looking in to it too?

Its a nice thought but 3's internet is soooo slow it will drive you mad in short measure - I find it slow even just surfing and dont even think of downloading anything big :(

It depends on how the flat is heated. The best guide is from the Energy Performance Certificate. In my new property (2 bedrooms) it had estimates of:
£31 for lighting
£204 for heating (electric heaters)
£124 for hot water
per year. I have a direct debit set up for £60 a month.

For water I have a direct debit of £24 a month.

just thought of another question. i think most agreements are for 6 months, is it usual for the landlord to chuck you out after this? is there anything you can do to intice them to let you stay there?
i think you havwe to pay a month in advance most of the time. so am i looking at paying effectly 2 months rent just to get in the place?

Not most agreements are for12 months with a 6 month break clause with a 2 month notice period. After 6 months of living somewhere you have the basic rights set out by law in a shorthold agreement, whether in writing or not.

For most rentals you will pay between 1 month and 6 weeks deposit. by law this has to be placed in a deposit protection scheme within 10 days and you should get a certificate to prove this. It is common to pay a months rent in advance, you do not pay 2 months rent. If you move in on the 1st, you pay rent from the 1st of September till the 1st of October for example, and your next months rent is due on the 1st of October and every calnder month after that.

oh yeh ive seen that certificate thingy. i think all properties need one now when selling or renting? ill have to ask them for it.

No tris-, not all properties need those when renting. The easiest thing to do is talk to the current tenants and try to find out what their average bills where.

found a property today and signed up for it.
downside is it is all electric and so the water heater is an immersion.
not sure how much its going to cost to heat the place!

so you get like a boiler tank or something? make sure you shower before doing the dishes then ;)

I remember the hell that was gym days falling on days my cleaner came by. bloody girl used all the hot water to wash her armpits or something, I'd get home from the gym and my shower would turn arctic half way through :eek:

that should only be when it's warming up though. once the water is warm it stops, and it will warm up once every 24 hrs or so. that's what I meant with shower before dishes ;)

well i am from boro so it should be alright. we are usually out in shorts and vests well in to december.

probably a different story for you southern girls.

Gas central heating in my flat! But its a grade 2 listed building so it can be cold as fuck due to lack of double glazing and other mod cons :(

just found out the following snippets of info:

the electricity meter is prepayment
the previous tenant left a debt on the meter

1) im assuming i will save a metric shit load if i swich to a credit meter, considering it is all electric?
2) will this previous debt give me a major headache? some bint at EDF said i can fax my tenancy agreement to sort it out, but i dont have a fax machine :(

NB: If this isn't done you can sting your landlord for £££ and get your full deposit back, if you are so inclined. Obviously this isn't the best plan if you plan on staying somewhere for more than 6 months.

The meter isn't yours, it's your landlords. Ergo you can't do shit to it without their permission. You should ask your landlord or the agent to clear the debit balance on the meter, i.e. put £20 or whatever is needed to cover it on the prepayment card/key. It's not your debt and you didn't agree to pay it.

you have a document to prove when you rented the premises? the leccy company will come by and look at your meter (at least they do here in NL)

if you do not have a fax (most private humans do not heh) your local postoffice might. it will cost you money (far more than the actual cost of the faxing) but not enough to make it not worth your while. remember to write a cover sheet with your details, the contact person's name, and ask them to call you back to confirm they have the fax. also, keep the (dated) flimsy that the PO person will give you.

If it's a pound meter it may be the landlords. If it's a key jobbie it will be the property of the electric company. You would still need the landlords permission to get it changed, and the cost would be in the hundred of pounds.

it is free to change it to a credit meter according the current electric company on the property. although if i miss the appointment, i would have to pay 30 quid for another one.

its a prepayment meter (take a card to the shop and put money on it).

I just bought a house and ami having the meters changed to pre payment. Not because I'm a pikey, but because I like to know what im spending (yes, i know im paying a higher rate). Check tenancy agreement if there's anything stipulated about power supply.

Yeah, don't change shit without asking the landlord first. Could spunk your deposit away before you've even started.
