I only watched because I wanted to memorise the layout in case I woke up there and had to make a rapid escape.

Do as you will, but renting doesn't = ownership. If you do that and the landlord doesn't want it done, they may make you put it back at your cost.

spoke to the letting agent earlier and they said i dont need any written permission and i am free to change it as i want.

thats good enough for me :)

a lady at the water suppliers said always get written permission for everything and dont listen to what the agent says, after all they dont own the prorpety.

although apparently after 6 months you have some kind of different right in relation to what you do.

Nope after 6 months of living somewhere your rights revert to what the government allows in a standard shorthold tenancy agreement. This means that if you only have a 6 month contract, but continue to stay int he place, you are covered by the basic rights set out in an AST. If your contract is 12 months for example, you agree to the terms you signed for 12 months, and then you would revert to the standard AST.

everything is quite hectic and stressful at the moment, it is it rather easy to over look things. it is sometimes easy to take an answer you want and forget the problems of it. add to that, i dont know jack or shit about tenancys.

You are free to do alot of things while you are a tenant but your landlord has a right to demand that it is returned to the original state when you started your tenancy.

So you can put a nail in the wall to hang a picture if you want but when you move out you would be expected to remove the nail and fix the hole in the wall you made and if you don't, bye bye deposit in order to pay for the fix.

oh right, thats handy to know.
i was thinking of replacing the curtain rails with some new ones. one of them in there i touched it and half of it fell off the wall. i guess if it is an improvement, the landlord wont mind but i will keep the rails anyway.

Fuck that, ask the landlord to sort it first, if he does not, then make sure it is in your inventory report that it was broken. And then change it to yours, and put the broken one up when you leave :p

thats what i was going to do.
the letting agent was pretty blunt with the inventory: if something doesnt match its my problem. there will be three of us there to check over the list and the property before i sign the bastard.

i take it the inventory should list everything in there, including for example carpets, any curtains left over, paint colour etc?

im still being fucked on the electricity though. i faxed them a letter off the agency saying i will be moving in on x date, but the company wont accept it. the agency wont give me the agreement untill the day, however. the electric co will only accept a signed tenancy agreement, so im going to have to fax it to them on the day. then apparently a bloke will come out with an emergency keycard.the guy on the phone reconned i shouldnt go without any electricity, except for possibly a few hours.

still would rather it was setup in advance :(

If there is an issue on the inventory, write your corrections next to it and initial it, and then get the landlord or agent to initial it as well.

Hows it coming along Tris?

Having the whole house ran by electric isn't too bad to be honest. The electric cooker takes a bit of getting use to as you have to let it pre-heat for ages. I think for about 18-19 days i've been living there, estimating electricity at 12p/unit, I've used about 13 quid. Then again, I haven't used the heating yet; being surrounded by a flat on one side and a guy above me keeps the heat in along with the double glazing.

The area I live in is deadly quiet. You know its upmarket too when you see more people jogging than you do walking! Haven't seen a single hoody in the town yet, which is unusual for me coming from Planet Thanet :d.

Also, not sure if you got your line etc. sorted yet but I went with BT in the end for phone: line rental is 11 quid and you get free weekend & evening calls. If you have a BT phone line there (which it seems alot of properties do), even if its deactivated its free to reactivate. Then I'm taking o2 broadband on top of that, which is only 7 quid a month (+ 3 months free) if your an O2 customer (speeds up to 8mbit).

By the way a tip I got given in regards to your heater(s) (which should have a timing function) is to ring up your electricity supplier and find out when the electric is cheapest (usually after midnight) and set your heaters to that time.

I'm wondering if you can buy devices that start other applications at a set time, as the washing machine chuggs the electric and I wouldn't mind having it on at night even if it does sound like the tardis!

Anywho, hope all is going well and sorry to hear about your problems. Everything has been flawless since I moved in, I even have my own bloudy private parking spot!

moving in tomorrow. not using a phoneline as i got a good enough deal on a mobile contract.
only thing i need to sort is the electricity, everything else is setup ready to roll!

I didn't spot any cashback offers for the BT package I chose but I should get £50 cashback for the O2 Broaband, which, coupled with the 3 months I get free, I will only be paying for 2 months in the first year. Not too bad!

O2 seem very good so far. I filled in the forms tuesday night, got various texts and emails telling me all the important dates and received the starter pack early thursday morning; filters, wireless, ethernet cable etc. Not to mention the service will start on 12th october; 5-6 day turnaround isn't too shabby if you ask me!

Unfortunately on monday, my birthday, I'm in uni from 9am to 5pm, and then straight to work after that till 8pm+ so I won't be home till bloudy 9pm ish.

One thing I have noticed though is how refreshing it is not to have the internet sometimes, although you realise just how much you use the bloudy thing, especially with university where I'm getting a dozen emails a day about various bits and bobs!

the day i moved in, the letting agent told me they had secured a grant to install gas central heating in the flat.

bonus, but dont tell the other tenants because im the only one getting it :)

ive noted in the bathroom there is a lot of mould near the ceiling and last night it pissed down. this morning the wall was damp in places. if i write to the LA with a maintenance request, are they likely to check that out?

HAHAHAHAHAHAH. sorry mate, good luck with that. Most renting accommodation has is shit with mould and damp. they would likely have fixed it had you requested it done as a condition of your offer, good luck trying to get it sorted now.

at the least kick up a stink about it and make sure it is on record that any mould/ damp is not your fault.

you must of had some bad experiences with LAs.
they are already sending a bloke out to fix a couple of things and that was after id signed the contract and completed the inventory.
plus theyre installing gas central heating off their own backs.

perhaps these guys arnt as shit as the ones youve used :p

Trust me mate, you have been lucky as hell there. By they way they are management agents, not lettings agents if they are doing the repairs etc.

Management agents are generally shit, they charge a lot to "manage" the properties but do not like going to the landlords with problems and repairs etc, because the landlord generally gives over the property to avoid dealing with issues.

We had a warning about mould & damp in my place but not seen anything yet but we do have a lot of ventilation all around the house.

Online now in the house; O2 was nice and easy to setup!

bugz, my electricity is coming in at 15 a week on a meter. edf will change me to a credit account after a month though.

chet, i take great deligh in telling you that you were wrong. its only take them 7 days to contact a specialist who left me a voicemail earlier. i will be arranging tomorrow for someone to come out :p

Like I said you are extremely lucky, I have dealt with a lot of management companies, and they have all been shite.
