Im so angry and disappointed!

Finally found a nice apartment, nice size, nice rooms nice price and was really really looking forward to closing the deal.

Now the thing is the guy couldnt make the contract as its his dads business, who is on vacation, and the secretary is out of town, but they still wanted to get some new tenants there. What the hell did they expect? Getting a guy who cant sign shit to do the deals... Anyways, they wanted a months rent as security for us being serious about moving in before we sign the contract which is a big no-no in my book. I mean, sending money to some guy where you just have to trust he's a nice guy isnt a very nice solution is it? So I make the deal that we can make a contract about this payment of the rent in advance just to be on the safe side with all the formalities in place and sent it yesterday. Today he sends the mail: sorry dude but we think its too formal so we contacted somebody else who were ok with paying in advance...

paying rent in advance is very very common, unfrotunatly it is all on trust the ammount of court cases involving landlords and tenants is fucking insane


at im paying in advance + 1 month deposite so technically 2 montsh in advance but fuck it i love my flat and at the end of the day i wont pay the last month im here and should get my deposite back after that aswell the guy seems sound enough

I know paying the rent in advance is common, here we pay a depot of 3 months plus three months of rent when you have signed the contract, but this guy also wanted a month of rent before we even signed the contract or had the keys or our stuff there. He could just as well rent it to some other people after we paid him and act as he knew nothing when we asked about our money

Well as things played out we know for sure we dodged an asshole as landlord which is just as good

It's standard practise for one month to 6 weeks rent in advance, plus a deposit, yes, however it is done under contract. What crispy described is madness. Money without a contract? No way.

Me and fiance have just signed stuff for our new flat, and we have to pay the deposit which is a month and a halfs rent, plus a full months rent on top of that as well from the date we move in.
But we wouldnt give any money without signing anything, very dodgy imo

I don't think it was a scam to be honest, at least the guy had the key to the apartment, and checked out to be the son of the owner of the building. But still no way I am going to send money without a contract

Common, but cheap sales trick. Anywhere that tries to use it on you almost certainly has ulterior motives. Walk away and dont look back.

The part about "too formal" most likely meant that there's some dodgy things they want to avoid and thus can rent a nice apartment at nice size with nice rooms at nice price

Was nothing unbelievable, just a notch cheaper pr sqm than other apartments in the area, but my dad said it looked nicer that what we had looked at earlier, so that wasnt really anything out of the ordinary. But yeah, the too formal part is very dodgy, but I think the truth was that he didnt have the power of attorney from his dad to do anything of interest, and had to make the deal in this dodgy way. A scam I think would be realistic would be that we moved in, and when the contract arrived for us to sign it would have a higher rent than what we agreed on initially. After moving all your shit there and living there for some time, you're not gonna say no to the contract just because he's an asshole and you have to pay more.

Oh yeah, and I forgot to mention that he basically told me on the phone: pay up or we find someone else. Sound a little like extortion right?
