If you are worried about being embarrassed just tell the agent to make an anonymous offer. Then you do not need to worry what they think.

Yup, when i was moving away from my parents i was looking for aparntments in same town, cheapest was 97.000 Euro for 32 square meters, with not a straight wall inside, if i had put my bed in half apartment would have gone. Found laster the apartment i bought in a town 15 min away with train, got it for 17.000 euro for 64 square meters, with a 8 square meters storage just outside the door. They wanted 25.000 but manage to haggle down since they had already bought their new apartment.

Actually, Gaffer is depressed because that is relatively cheap.

^This. Even in the so-called property market implosion that is Ireland, I would still have to spend at least €450K for an acceptable house in Dublin (that's "acceptable", not "desirable"). You can get cheaper (down to maybe €350K in places) but you'd be on some ghost estate and never be able to sell it again.

I shouldn't complain though as at least I don't have massive negative equity and do own a flat in London, but it would be pointless selling that to buy here with the pound so weak. And no-one will give out mortgages anyway. I read somewhere that Bank of Ireland (theoretically the largest lender) is literally only approving about 100 mortgages a month (that's not a typo).

Its pretty bizarre; houses are still over priced, but the prices are largely irrelevant because no one can actually borrow.

The difference is Ireland is supposed to be in the middle of a property crash. And I guarantee you get a lot more house for your money in Norway. And everyone knows everything is stupidly expensive in Norway anyway.

I'm fairly sure the work on the house we want to buy is mostly cosmetic.

You know those Youtube comments, "5 people have no taste", etc?

Think how many people have viewed that house and thought "not buying that, too expensive".

I wonder why.

Good luck with it folks is all I will say, except don't forget that £150k is a stamp duty threshold, I think, so you want to be south of that.

Because other properties have been available at similar prices without needing the same amount of work. However, there aren't any on the market at the moment in a similar state and, when those other properties WERE on the market, we didn't have the cash to buy them.

Good luck with it folks is all I will say, except don't forget that £150k is a stamp duty threshold, I think, so you want to be south of that.

Fortunately, as first time buyers, we get the up to £250,000 stamp duty relief Jup :)

You'd struggle to get a decent 1 bed flat for that around here. Feckin' Northerners, taking advantage of our more advanced civilisation and economy.
