Probably a good idea. Tell them that your current offer is based on exchange occurring by X date and completion no more than 2 weeks later. Tell them that because of the situation she has put you in that your offer will be reduced by £10k after that date has passed. She can't fuck around purchasing stuff if she can't sell her old place, unless she's super-rich.

That's not a bad idea Meg but as my missus says, she's been a hair's breadth away from calling the whole thing off the entire time. Her only reason for moving is just to downsize as her husband passed away and her kids have gone to Uni with very little chance of them wanting to move back home. She's got no "must" reasons for moving so if she wants, she changes her mind and stays put and it's no skin off her nose apart from what she wasted in solicitors fees and searches.

We've trawled the housing market and found nice houses in shite areas or houses that are not right for us but in the right area.
Lou found a couple and showed them to a friend who lives nearby. He commented on the one with the biggest garden and best price, "oh that's a shit area...in fact that's just next door to my drug dealer".

No one really wants to put their house on the market this close to christmas so there's not so many new places appearing. The ones that are on the market and have dropped in price since going on in the summer time haven't sold for fairly good reasons.

You've said it best yourself then mate. She has no reason to move, just a desire. As horrible as it is to confront you're wasting your time with her. Hence the suggestion, sometimes potential loss of income can focus peoples attention, even the batshit crazy ones.

Maybe go for the one in the naff area and make a few anonymous phone calls to the old bill?

Lou went and saw the mortgage guy today to clarify when various stages of mortgage offers expire. The guy she spoke to said that we might be able to borrow more but stick with our same mortgage terms which means we can move up a bracket on the houses we've been looking at and our mortgage only goes up a small amount. Also with us being homeless in about 2 weeks it means we become a cash buyer, able to complete before Christmas which should be a massive plus in our favour.

We exchanged contracts on our sale yesterday.
We complete on the 18th of this month.
So yay we've sold our house...but boo cos we're homeless and living with Lou's sister until our purchase completes some time in mid december.

We're finally "move out". We've moved in with Lou's sister.
What a feckin nightmare. It's the first time we've moved house (we moved into the place unfurnished and bought bits and pieces over the years) and I never realised just how much junk I had accumulated. Two whole days of packing and sorting. The mates who said they'd help let me down so it was just me and the father-in-law loading the van. It spilled over into two days and I've been up since 7am yesterday. Everythings got a nice glowy kind of edge to it.
Squeek is suitably terrified and has only ventured out of her carrier to nudge me a couple of times. I could only spend about 15 mins with her before I had to head to work. And I've got a mate's birthday tonight, and my brother in law's 40th tomorrow night, then my nephew's swimming pool birthday party on sunday.
Since the in-laws are down and also staying with Lou's sister my bed until sunday night is a roll mat with a sleeping bad on it. Can't grumble much though since if it wasn't for Lou's parents we'd have barely got any of the house packed since Lou's a weak, girly thing.

Now we just have to hold onto the hope that our seller actually sells to us before xmas!

I'll keep my fingers crossed for you both. On the bright side, at least you're out of your old place. I recall some of the troubles you've had there over the years and I wouldn't wish them on anyone.

Well, it's finally all happened.....

*drumroll*

WE'RE IN OUR NEW HOME!

After nearly a month at Lou's sisters house I got fed up of our whatever possessions we dared leave outside our room getting pissed on by her two Siamese cats, and told our seller that if she didn't pull her finger out and get out by Christmas then our offer would drop by 5k.
It almost didn't happen. Around 9:30am on the 22nd of December, the last possible day the solicitors would/could exchange and complete before Christmas, I got a call to say the money transfer had been approved/scheduled and they had to wait till around 10am to see if our seller's solicitors were ready to exchange. Finally got a call just after 10am to say we had exchanged and a few hours later another call to say we had completed and the house as finally ours!
So that's the short version of events between then and now, I won't bore you with the details of all the back and forth between estate agents, solicitors and our seller.
I drove past the house after picking up the keys that day to see she was still moving out at around 3pm. We had been told by her daughter they would be fully moved out by around 2 or 3pm.

So I hire a large transit to do the move the next day. Manage to rope a brother in law and family friend into help. Get a call later to say the van wasn't available any more so had to do a panicked ring around to find another. On Friday the 23rd we turn up at the house to find: the back garden still full of junk, the cloakroom piled floor to ceiling with her junk and the front of the house piled high with her junk.
We contact her and get told she'll be moving it all later that day. Great.
We end up having to work around her boyfriend as he tries to shift the last of her stuff out while we're moving in.
By the end of Friday, our storage unit we'd hired for 5 weeks was finally empty. I'd managed to borrow the people carrier from work which was a massive help since we've been using it to ferry the last of our stuff out of a friend's garage and from my parents house, oh and from Lou's sister's house. I never realised how much stuff we actually had. It's taken us over three solid days of 8am till 11pm of driving and box shifting and we're still only just about there.
We also discovered a gas leak on that friday. Turns out they'd knocked a pipe by the gas fire while moving out and it had come loose. Got the gas board round right away who have capped off the pipe and rendered our fire unusable.

So right now I'm sat in my new house, surrounded by boxes that will take weeks to fully unpack. Someone nearby has BT Internet with Openzone enabled so I've borrowed my dad's password to get online in short bursts. The lady who owned the house before STILL has a few bags sat outside the front of the house which she's sending her boyfriend over for on Thursday. They've only handed over a single key to the house so I'll be changing the locks as soon as possible.

I'm exhausted but so, so, so glad to have made it in for christmas as I have some time off to get the house somewhat ship shape so we can have our own mini-christmas day. :)

Congrats guys :) Obviously its not the smoothest hand over in the world, but you're there :D Sounds like you deserve it ^^

Kudos for the ultimatum - I'm never brave enough to try that, even when someone is being an idiot.

Finally - and before the end of the year - nice one! Looks like a decent area where you wont have to worry about your tyres too - bet your absolutely knackered now though!
