... for getting into the housing market ... at last

Now, my top floor flat won't be ready until mid August, but in the interim i'm planning for an uber leet place - most of the home theatre, furniture and entertainment is already bought.

Is there somewhere online, or a piece of software you can recommend, that will allow me to create a three dimensional room (perhaps even 2D, but 3D would be best) and to specify the size of bits of furniture so that I can get a feel for where things would look best?

I've got a scale drawing from the plans and little bits of scale paper furniture, so have an idea already where things will fit.

Absolutely Tom, super duper underlay for certain and best of all .... my sister (who lives in london) has bought the flat below me as an investment, so i'll be looking after it for her (surrogate landlord if you like). That'll give me a bit of leeway with music volume

I don't expect it to be rented all year, or indeed for a few months after i'm in - so until people are in it'll be show time!

The basic (free) sketchup only does exteriors, and the full version is £300+
It is very easy to use though; I played with it to mock up my house and had it done in about 20 minutes.

I used to use one from Data Becker which was alright (not that intuitive but it was a few years back), and they have a free trial version of 3D APARTMENT AND CONDO DESIGNER available for d/l: http://www.databecker.com/downloads/3dapartmentcondodesigner0905.exe

It's not going to be income from rental, she's buying it outright; but there is a block of the same appartments going up opposite mine early next year - the prices will (hopefully) be quite a bit higher, so it's more an appreciation investment.

Rental will be over and above, but yes the more letting the better i suppose
