sorry to burst your buble but that template is worth no way near 35 plat, you can have a better template buy sc ect and pay less than 35plat

well that was just me going around housing checking prices for all the stuff, taking em as cheap as possible, if u wanna see how i came to the conclusion that was what it was worth;

ME market prices as of 8/10 on checking of both excal+pryd:
Gov book- 4p
scalars book-8p
cloak of zephyr - 1p
EC book- 2p
JS book - 500g
Immo - 8p
ring of torrent - 900g
BoZ book - 3p
CB book - 3p
Mp arms - 1,5p
Mp hat - 2p

now seeing that immo is somewhat used, can prolly say its not worth 8p then but lets say only 4p, then its = 35,4p thats ME pricing!

You supplying the books as well then? If not drop the price by 20p500g,
then remove the 8p immo, 92% dur = almost worthless.

So 39.4 - 20.5 - 8 = 10.9p, which is a fair price.

true with the ring it doesnt have skill - u dont need to repair it, however you guys should soon have new Crafted piece amour which means u can around alot more with the template
