Is it possible to add a porch to a cottage after you have already built the house ?

I been trying to work it out and i cant seem to do it

Also do you get a house vault with a cottage ? and where do you find / buy it from ?

If you use right click+shift it brings up the menu then show hookpoints, on those circles you can place NPC's.

If you want a consignment merchant with porch you buy the deed from the market and drop it on the cottage.
